EPRA’s commitment to housing affordability is present throughout New Northbridge. The provision of affordable housing in New Northbridge is important to maintain the long history of social diversity in the area and its proximity to Perth’s major social and care services and employment.
Our Affordable Housing Program encourages socio-economic diversity by providing affordable or social housing in 10-15% of the project area. It is anticipated that approximately 150 units will be delivered once the project is complete. The Affordable Housing program is outlined below:
Social Housing is where land is sold to the Department of Housing (DH) or not-for-profit organisations for them to develop the land and to provide rental housing for low-income or special needs groups.
EPRA is also working with Foundation Housing to develop a lodging house on Newcastle Street, delivering 50 rooms for people on low incomes. This lodging house is helping boost the social infrastructure of the Northbridge area, with its provision of a vital service and its location and proximity to public transport systems.
Market Housing
Under this tier, EPRA ensures an adequate supply of smaller and therefore more affordable dwellings to the market.
This includes a Long-Term Market Rental model that aims to alleviate the shortage of inner city rental accommodation. This is done by placing a restrictive covenant on the Certificate of Title, requiring the retention of units as rental housing for a minimum of 10 years. This type of housing is especially important in a major education and training area like Northbridge and Perth, which include the Central TAFE , Royal Perth Hospital and the WA Dental School.
The former Auto Masters site, on the corner of William and Newcastle Streets, will be the first to deliver this innovative model and their release is anticipated to be 2011.
