Development Control

Once a Development Application has been lodged, a preliminary assessment is undertaken to ensure that all relevant information has been provided (as detailed in the Development Application Checklist) for a full planning assessment against the relevant planning documents. An acknowledgment letter will also be posted to the applicant, which confirms the receipt of the proposal and requests any further details required.

As required by the East Perth Redevelopment Act, the proposal is referred to the relevant local governments and other related Government agencies.

Independent architectural, environmental, heritage and engineering advice may also be sought by the planning officer within the 42-day comment period. Concurrently, the assessment will be undertaken and the Authority may seek additional information or amended plans during the assessment process.

Once comments have been received, the East Perth Redevelopment Authority moves to the final consideration of the Development Application. The Authority features three decision-making processes dependent on the significance of the proposal. An application may be determined by the CEO, Planning Committee or the East Perth Redevelopment Authority Board. A list of application types and the nominated level of assessment is attached.

The Authority has a 60-day statutory timeframe in which to determine most development proposals. A 120-day timeframe is applicable to developments with Heritage considerations.

The Planning team is responsible for the assessment of Development Applications. Prospective applicants are actively encouraged to contact the Planning team to discuss proposal details prior to lodgement of Development Applications with the Authority. While it is an informal process, pre-lodgement discussions allow developers and planning officers to work together to avoid issues that may delay the assessment process.
