24 March 2006 - Northbridge sites for savvy developers

Two unique, mixed-use development sites in the heart of the East Perth Redevelopment Authority’s (EPRA) New Northbridge urban renewal project, are set to become an integral part of the community hub in the Lake Street precinct.

Lots 207 and 301 Lake Street abut Plateia Hellas, a community meeting place named in tribute to Northbridge’s Greek community. The two lots are being offered for sale, jointly or separately, by tender.

EPRA CEO, Tony Morgan said for the first time, EPRA would either purchase or find the right tenants for the ground floor of Lot 301 to ensure EPRA’s place activation objectives for the Plateia are met.

"It is critical that the casual dining, family-oriented potential of this site be maximised to encourage interaction between residents and visitors to the area," Mr Morgan said.

"Plateia Hellas has been developed as the jewel in the crown of the New Northbridge. It is the distinct north-west entry point to Northbridge, providing a local point of arrival for visitors and residents travelling by foot, car or bus along Newcastle and Aberdeen Streets."

Mr Morgan said that with the Western Australian economy booming, quality inner city development sites were at a premium.

Lot 207 is 914m2 with a maximum height of 12 metres or three storeys across 100% of the site. It has potential for retail and commercial use and up to 13 residential dwellings on the upper two floors.

Lot 301 is 1,129m2 and has the same mixed use potential as Lot 207 but room for up to 18 residential dwellings on the upper two floors.

Tenders for both lots close at 2pm WST on 6 April 2006. For more information or a sales brochure, contact EPRA’s sales agent Martin Reeson at Knight Frank on 9325 2533.
