12 November 2004 - Last Lots for Parry Street Precinct

Land in The Village Northbridge is starting to become as rare as hen’s teeth, with investors, developers and owner occupiers recognising the fantastic value, location and lifestyle the area offers.

The East Perth Redevelopment Authority (EPRA) is offering its four last mixed-use lots in the Parry Street precinct at the eastern end of The Village Northbridge for sale by tender.

The four lots have the flexibility of being sold as a unit or separately and range in size from 826sqm to 1,470sqm. The combined land area equates to 4,816sqm.

EPRA CEO Tony Morgan said The Village Northbridge project was changing the way people think about Northbridge as a destination to live and work.

“We have $80 million of approved development already on the drawing board and the streets have been transformed with new paving, street lighting, public open spaces and landscaping,” said Mr Morgan.

“These last remaining lots in the Parry Street precinct offer potential purchasers a great location for mixed-use development. The lots all have Newcastle Street frontage and are surrounded by a new high quality residential neighbourhood,” he said.

Sales agent, James Limnios, of Limnios Property Group said the enquiry rate had already been excellent for the four mixed-use lots.

“The astute investors have been quick to contact us about these properties as they are the last remaining mixed-use development lots in the desirable eastern end of The Village Northbridge project area,” said Mr Limnios.

“These properties offer exceptional land value in a location that is close to all amenities, the CBD, East Perth, cafes, restaurants and nightlife.”

EPRA will allow up to 70 percent site coverage and building heights of 12 metres or three storeys on each of the lots.

Tenders close on Lots 710, 711 712 and 801 on 1 December 2004 at 12 noon. Contact James Limnios on 9328 3866 for more information or a brochure.
