Developers from around Australia are queuing up for an opportunity to acquire the only multi-storey car park site to be released in the past five years – and it's on the doorstep of the CBD.
Contained within Newcastle and Aberdeen Streets, Northbridge, the 3,467m2 site is being sold by the East Perth Redevelopment Authority (EPRA) which is responsible for The Village Northbridge Urban Renewal Project. To date, Northbridge land valued at more than $80 million has been sold as part of the renewal with 1,200 new residents and 3,500 new employees soon to live and work in the area.
The car park site is behind the Aberdeen Hotel and has been used as a temporary car park since the construction of the Graham Farmer tunnel in 2000.
EPRA Chief Executive Officer Tony Morgan said that there was a 12-metre height limit on the car park development, which could probably accommodate three storeys and around 500 public car bays.
"There has already been a lot of interest in this site even though tenders don't close until 17 March," Mr Morgan said.
"It is the only city car park property released in the past five years and boasts a monopoly position. It will, arguably, be the best planned and most accessible car park in the area."
Commercial selling agent Kingsley Lewis of Burgess Rawson, said that Eastern States developers had identified the location because of the quality of the Northbridge Renewal Project.
“With new residents and workers moving into the area and its proximity to the CBD, the site has been quickly recognised by car park developers around the country,” said Mr Lewis.
"Car park developments are a very specialised niche but to date most of the inquiries have come from developers and the remainder from car park operators."
Mr Lewis said that the car park was in a perfect position to meet parking demand from Central TAFE students as well as patrons of Northbridge's restaurants, nightclubs, residents and businesses.
Design Guidelines include that the development must be sympathetic to existing adjacent buildings and be as unobtrusive as possible from Newcastle Street. Development frontages to the other boundaries on Zempilas Road and Errichetti Place should be articulated and provide visual interest at a streetscape level.
The sales process is due to be finalised by the end of May and construction is likely to begin by the end of the year.
